HIRING: Senior Project Manager, Housing Rehabilitation & Ownership Conversion

About:

The East New York Community Land Trust (ENYCLT) is a member-led non-profit organization established by community leaders in East New York and Brownsville to fight displacement. We take community control of land, and steward it to remain permanently affordable for our low-and-middle income Black and Brown community. In February 2024, we purchased a 20-unit rent-stabilized building– establishing community ownership after years of neglect. We are building on this victory to fight displacement with more acquisitions. We also lead coalitions like the Justice for the Jewel Streets and citywide Abolish the Tax Lien Sale Coalition, critical campaigns for systemic change at the speed and scale needed to protect our community and build generational wealth.

Job Description:

We are looking to hire a Senior Project Manager to oversee the rehabiitation of 248 Arlington Ave and its conversion from rental to co-op housing. The Senior Project Manager would also help acquire and rehab ENYCLT’s upcoming acquisitions including a 2-family house where a longtime community leader is facing eviction. Finally, in connection with future acquisitions, the Senior Project Manager would work closely with ENYCLT’s Campaigns Director and our member leaders to expand ENYCLT’s organizing with local residents who are facing eviction and/or poor housing conditions and want to collectively control their housing.

Principle duties: 

  • Preservation
    • Oversee the rehab of 248 Arlington and other ENYCLT acquisitions with architects, consultants, contractors, attorneys, lenders, relevant city and state agencies and our development partner Cypress Hills Local Development Corporation (CHLDC).
    • Work closely with the tenants, property management and super for 248 Arlington and future ENYCLT properties to ensure an efficient flow of services.
    • Work closely with ENYCLT’s accountants and underwriting consultants to draft, revise and regularly update the operating and rehab budgets for 248 Arlington and future acquisitions.
    • Work with ENYCLT’s Campaigns Director and fundraising consultants to identify new funding sources for acquisition and rehabilitation, develop relationships with funders, write funding proposals and reports
  • Co-op Conversion
    • Maintain property and household records in a database.
    • Forge partnerships with housing counseling agencies to help tenants develop personalized plans for the transition to ownership including credit counseling and other areas of support.
    • Serve as the primary contact for all CLT residents on issues related to property rehab, ownership conversion and sustainability.
    • Develop, coordinate, and deliver a training curriculum to prepare tenants for conversion to limited-equity housing cooperatives or other ownership structures.
    • Help prepare tenants to manage their building collectively as a co-op board by connecting tenants with attorneys and other support needed to write their bylaws and other policies and processes for collective governance.
    • Identify external partnerships, trainings, and opportunities to support residents’ leadership development and skill building.
    • Work with ENYCLT attorneys and CLT residents to meet the legal and administrative requirements related to co-op conversions.
  • Acquisitions
    • Work with the ENYCLT Campaigns Director and our member leaders to expand our organizing with tenants in East New York and Brownsville who are facing eviction and/or poor housing conditions, and who want to collectively control their housing.
    • Work with the ENYCLT Campaigns Director to facilitate future acquisitions of private property by conducting project feasibility analyses and then working closely with the residents, attorneys, consultants, lenders, fundraising consultants, insurance brokers, other contractors and relevant public agencies to create the acquisition and rehab budgets, develop the financing plan, negotiate the purchase with the owner and conduct the needed due diligence to close on the property. 
    • Perform other duties as assigned.

Required Qualifications:

  • At least 5 years of professional work experience in affordable housing project or asset management.
  • Strong problem-solving and critical thinking skills in addition to exceptional written and verbal communication skills with an attention to detail
  • Strong basic math and spreadsheet skills for budgeting and expense tracking
  • Mission and Values Alignment: Must believe in the importance of collective ownership and governance of land by the low-and-middle income Black and Brown people of East New York and Brownsville

Preferred Qualifications:

  • Familiarity with the structure and operation of community land trusts and housing cooperatives
  • Experience with community organizing, resident services, group/cooperative processes, financial counseling or homebuyer education
  • Fluency in Spanish and/or Bangla

Details:

Hours: Full-Time (35 hours/week)

Salary Range: $80,000 – $85,000

Hybrid work schedule: There is flexibility but we expect you to work from the office two days a week and attend in-person tenant meetings on weeknights as well as in-person CLT events held on weeknights and weekends in East New York and Brownsville. Our office is in East New York at 2966 Fulton St, Brooklyn, NY 11208.
